The Atlantic Companies Closes Financing, Starts Construction on Hillrose Market in Downtown Roswell

The Atlantic Companies has closed on construction financing and commenced construction on Hillrose Market™, a seven-acre mixed-use neighborhood village in the heart of downtown Roswell. The closing of private financing with SouthState Bank and the revenue bond by the Roswell Downtown Development Authority solidifies the project’s timeline for a delivery in the second half of 2027.
 
Located adjacent to City Hall, and with a walkable trail connection to the Canton Street Historic District, the project will feature a six-building, 75,000-square-foot retail village surrounding a central greenspace, a neighborhood office building with high visibility at the corner of Atlanta Street, and a contemporary mixed-used hub — adaptively re-imagined from the former Roswell Police Department — with ground floor retail and second floor workplace.

With the site now active, the development team is focused on procuring retailers, restaurant anchors and office tenants that will reinforce the village’s character. The retail district offers a range of spaces ideally suited to brands and chef-led concepts, centered around a community greenspace. Meanwhile, office opportunities, consisting of 18,000 square feet at 25 Hill with prominence on Atlanta Street and 11,000 square feet of second floor workplace at Station 37, provide exclusive, high-visibility exposure within a fully integrated, walkable environment.
 
Abundant, on-site parking will be available and provide easy access to all patrons, visitors, and tenants — from ample adjacent surface parking and valet service supporting the retail district to flexible covered parking via the Hillrose parking deck and limited office-reserved surface parking.
 
Hillrose’s residential offering will include 143 luxury rental flats with resort-style amenities and 16 upscale brownstone-style townhomes. 
 
The project team, led by The Atlantic Companies, includes lead architect and designer, ASD | SKY, Westbridge as commercial consultant, New South Construction Company as General Contractor, Kimley-Horn as project engineer and Crosby Design Group, lead interior design for multi-family. Leasing efforts are being led by Bridger Properties for retail and Cushman & Wakefield for office leasing .  The Patterson Real Estate Advisory Group arranged the financing.
