Vine City Mixed-Use Redevelopment Near Morris Brown College Announced

Resurgence Commercial Partners, a consortium of Atlanta-based developers, has received unanimous procurement approval from the Invest Atlanta Board of Directors, to advance a mixed-use redevelopment in Vine City in November 2025.

The project will transform a long-vacant, historic site at 50 Sunset Avenue and 41 Griffin Street into a community-focused destination on Atlanta’s Westside. Resurgence Commercial Partners includes ImpactData, Gibraltar Capital Partners and The Miles Development Group, which are aligned on delivering long-term, inclusive revitalization through strategic investment and amenities that serve the community.

The initiative is anchored by a partnership with Morris Brown College, the oldest institutional stakeholder in the community. Plans call for portions of the college’s legacy real estate to be reimagined as education and innovation spaces, workforce training hubs and neighborhood-serving retail.

“We want this project to reinforce Morris Brown’s role as a storied community anchor for economic and cultural vitality,” said Ashley Thompson, a principal with Resurgence Commercial Partners.

The approximately 8-acre site is bordered by Martin Luther King Jr. Drive, Sunset Avenue and Griffin Street, and sits near the historic Sunset Avenue corridor and the northern edge of the Atlanta University Center. In 2011, 35-acres in Vine City, including Sunset Avenue, was declared a historic district. The homes of civil rights leader Dr. Martin Luther King Jr. (234 Sunset) and Atlanta Mayor Maynard Jackson Sr. (220 Sunset) were hubs of Black political, educational, and social progress. The site sits just blocks from Mercedes-Benz Stadium, the Georgia World Congress Center, Centennial Yards, the Russell Center for Innovation and the Reverb and Signia hotels.

Preliminary plans call for a 100-room boutique hotel, structured parking and a mix of retail uses aimed at addressing community needs. Proposed tenants include a small footprint fresh food grocery store, nonprofit and mission-driven businesses, as well as retail and other long-term neighborhood services.

The project also includes a planned 30,000-square-foot learning and innovation facility developed in partnership with Morris Brown College. The facility is designed to support business and technology incubation, workforce development and conference programming.

Residential development will be led by Prestwick Companies, Mercy Housing and Cityscape Housing and will include more than 200 mixed-income rental units and 15 for-sale homes, along with green space extending north into Vine City.

Invest Atlanta originally acquired the property in 2014 and worked with public and private partners to assemble the site for redevelopment. Additional project details and timelines will be announced as planning continues.
