Atlanta Is Among the Top 10 Biggest Office-to-Apartment Converters in the Nation

Empty office buildings across the country are being reimagined as housing. Spaces once filled with desks and conference rooms are now being redesigned into rental apartments, giving new purpose to towers that no longer operate at full capacity.
At the start of 2026, 90,300 apartments were in the process of conversion nationwide — up 28% from 70,600 a year earlier — marking another record year for office-to-apartment projects.
Atlanta is now the 8th biggest future office-to-residential converter in the nation, with 10 such projects in various stages of development.
Here’s a quick breakdown:
- Future office-to-apartment conversions as of 2026: 2,642 units

- Office space suitable for residential conversion: 26.8 million square feet
Office-to-apartment adaptive reuse project in the Atlanta metro area:
- One of the biggest office-to-apartment conversion projects in the country is taking shape in Atlanta — 2 Peachtree Street, which will deliver 600 new apartments. To put that in context, only 20 of the 469 office-to-apartment projects planned across the country feature 600 units or more.
- Boasting half as many units, the second biggest project on 1800 Century Boulevard NE adds around 290 units to the pipeline.
- Other examples of projects expected to bring to the market 200 apartments are One Park Tower, Atlanta Constitution Building and Northlake Parkway.
