Vida Companies has closed on financing and is starting construction on Verona, a ground-up mixed-use development that will bring 280 apartment units to Fairburn, a fast-growing suburb about 15 minutes south of Atlanta.
The construction financing and land acquisition closed March 30, 2026, for the property located at the southwest corner of Landrum Road and Senoia Road in the city of Fairburn in Fulton County, Georgia.
Verona will consist of four-story garden style buildings with conditioned corridors, elevator access and secure entry. Every apartment will include a private balcony, and the community will include one-, two-, and three-bedroom floorplans. Amenities will include a courtyard with a saltwater pool and grilling stations, a large fitness center, a clubhouse, a co-working lounge, indoor mail kiosks, and private and public green spaces, including a designated dog park.
The project also will include a 1,500 square foot retail space for a coffee shop that will be open to the public, as well as approximately 5,500 square feet of ground-floor retail space designed for food, beverage or neighborhood retail. Vida says the goal for the coffee shop is to become a gathering space open to the broader Fairburn neighborhood, not just for Verona’s residents.
“We’re big believers in high-quality, attainable housing, and Verona is designed specifically to serve the needs of this community,” said Joe Martinez, President of Vida Companies. “The aerotropolis market around Hartsfield-Jackson continues to expand, and between the industrial job base in Peachtree City and the growth happening around Trilith, there is real demand for housing with these kinds of amenities in this area. We’re especially delighted to bring a coffee shop that functions as a true neighborhood third place, where residents and neighbors alike can come together.”
Fairburn sits within the aerotropolis corridor radiating out from Hartsfield-Jackson Atlanta International Airport. Major employers within commuting distance include the headquarters of Delta, Chick-fil-A and Porsche North America. The site also is near The Town at Trilith, an award-winning master-planned community, and Trilith Studios, the second-largest purpose-built film studio in North America.
Verona is fully capitalized, with construction financing in place through a partnership with Parse Capital. The project also received a 10-year tax incentive through Develop Fulton, Fulton County's economic development authority.
“Advancing this dynamic work underscores Develop Fulton's commitment to thoughtfully investing in projects that will shape Fulton County’s future,” said Kwanza Hall, Chair of the Develop Fulton Board of Directors. “We’re proud to support an initiative that will deliver attainable housing and desirable amenities in Fairburn, promoting community vibrancy and economic resilience.”
Martinez added, “This project would not have been feasible without the support of Develop Fulton, and we’re grateful for their partnership.”
Vida anticipates unit delivery in Fall 2027. Verona's design and construction team includes Buckhaven Construction Services as general contractor, Dwell Design Studio as architect, Crosby Design Group as interior designer, Gaskins + LeCraw as civil engineer and B+C Studio as landscape architect.
