The Atlantic Companies, in partnership with the City of Roswell, officially broke ground last week on Hillrose Market, marking a start of one of the most transformative redevelopment projects in downtown Roswell. The ceremony, held April 29 at Roswell City Hall, brought together community members, stakeholders, and project partners to celebrate the start of vertical progress on the highly anticipated mixed-use destination.
Located on a seven-acre site adjacent to City Hall, Hillrose Market builds on the City’s long-term vision to transform a key gateway property into a vibrant, walkable, mixed-use destination. The development is designed as a neighborhood village that blends residential, retail, office, and public gathering spaces to enhance economic vitality and community connection.
“Hillrose Market reflects the kind of thoughtful, community-focused development that supports Roswell’s future,” said Mayor Mary Robichaux. “This project transforms a key site into a destination that brings together residents, businesses, and visitors in a truly connected, walkable environment.”
Delivery is anticipated in the second half of 2027.
- A six-building, 75,000-square-foot, connected retail village designed to serve Roswell’s residents while offering something fresh for visitors, workers, and families
- Abundant on-site surface and structured parking for seamless convenience
- An exclusive office building with high visibility from Atlanta Street
- Adaptive reuse of the former Roswell Police Department into a contemporary, mixed-use hub with ground-level retail and second-floor workplace space
- Seamless pedestrian access to downtown Roswell and surrounding trails
- 143 thoughtfully designed luxury rental flats with resort-style amenities, including a clubhouse, fitness center, and pool overlooking Hillrose Green
- 16 upscale, for-sale brownstones designed for walkability and easy access to Canton Street and Roswell trails
- Approximately 485 parking spaces, including a City-owned parking structure, along with strong pedestrian connections to downtown Roswell and surrounding trails
“This project reflects what we believe is the future of community development: partnership between city leadership and private firms to create places that feel rooted in and in service to their local communities for the long term,” said Jim Meyer of The Atlantic Companies. “Hillrose Market is designed for Roswell’s residents, families, and visitors and will offer a community of buildings and uses that complement the city’s character.”
The project team, led by The Atlantic Companies, includes ASD-SKY as lead architect, New South Construction as general contractor, and Kimley-Horn as project engineer. Additional partners supporting design, leasing, and development include Bridger Properties, Cushman & Wakefield, and Westbridge.
The development represents a continuation of the City’s efforts to create a balanced, lower-density mixed-use environment that supports long-term economic sustainability while enhancing the character of downtown Roswell.
Hillrose Market is expected to deliver significant economic benefits for the community, including the creation of approximately 549 construction jobs and 273 permanent jobs. The project is projected to increase the tax digest by $55.6 million within a quarter mile and generate an estimated $802,500 in annual sales tax revenue. It is also anticipated to serve as a catalyst for continued downtown revitalization, encouraging reinvestment in surrounding properties.
