Marcus & Millichap Brokers $3.14M Sale of Net-Leased Verizon Property in Atlanta MSA

Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a net-leased Verizon property located in Hiram, Georgia, for $3.14 million.
 
“Verizon’s early lease extension prior to the property being brought to market created a highly desirable long-term investment opportunity with nearly 11 years of remaining lease term,” said Sam Malato, director investments. “The buyer was completing a 1031 exchange and sought a low-management retail asset in a growing market with strong consumer traffic and long-term fundamentals.”
 
Malato and Dominic Sulo, investment specialists in Marcus & Millichap’s Chicago Oak Brook office, in association with John Leonard, Marcus & Millichap’s Georgia broker of record, had the exclusive listing to market the property on behalf of the seller, a private California-based investor, and procured the buyer, a private Florida-based investor completing a 1031 exchange.
 
The 4,500-square-foot Verizon property is situated on 0.76 acres at 4971 Jimmy Lee Smith Parkway. It was built in 2007 as a build-to-suit for Verizon, and the tenant recently signed an eight-year lease extension. The property is adjacent to major national retailers including Walmart Supercenter, The Home Depot, Sam’s Club and Target.
