Allen Morris Company, one of the Southeast’s most respected and diversified real estate firms, has secured a $113.7 million refinancing loan from Mexico-based Banco Inbursa for the 97% Leased Star Metals Offices, the commercial centerpiece of the company’s landmark $1.5 billion Star Metals District development in Atlanta’s West Midtwn neighborhood. The transaction retires the existing construction loan previously held by Bank OZK and Barings.

Banco Inbursa, the banking arm of Mexican billionaire Carlos Slim’s Grupo Carso, has emerged as one of the most consequential construction and real estate lenders in the United States, having committed over $5 billion in financing across major projects in Florida, New York, Pennsylvania, Arizona, California and Georgia.

“This refinancing is a testament to the quality and curation of what we have built at Star Metals Offices. The project is nearly fully leased and has dramatically outperformed the market on both rate and absorption,” said Spencer Morris, President of Allen Morris Co. “Securing this financing package from Banco Inbursa – an institution that has become one of the most active and discerning real estate lenders in the country – reflects the caliber of our tenants, our retail program, and the broader Star Metals District vision.”

“Banco Inbursa is very pleased to partner with such a respected developer, whose track record of over 60 years demonstrates a consistent ability to deliver high-quality projects,” said a representative of Banco Inbursa. “We look forward to continuing to be an active partner in future initiatives with The Allen Morris Company.”

Located at 1055 Howell Mill Road in the heart of West Midtown, Star Metals Offices is a 15-story, 267,000-square-foot Class A, LEED-certified office tower that has redefined the standard for commercial development in Atlanta. The building was designed by internationally recognized architect Chad Oppenheim of Oppenheim Architecture, in collaboration with Warner Summers Architecture.

The building’s more forward-looking features included dedicated electric vehicle charging stations and a drone delivery and landing site – amenities that positioned Star Metals Offices well ahead of the market at the time of its delivery.

Star Metals Offices is nearly fully occupied by an exceptional mix of technology, corporate, and creative tenants. The building’s office roster includes Outreach, a leading sales execution platform and new-to-market tech entrant in Atlanta, along with Nike, which selected Star Metals Offices for its regional technology hub, Signature, PrizePicks and numerous others.

Star Metals Offices is anchored by 40,000 square feet of curated ground-floor retail and restaurant space, including a 5,000-square-foot rooftop restaurant and bar. The retail program has attracted some of Atlanta’s most celebrated culinary and experiential concepts, led by Michelin-starred Sushi Hayakawa, the critically acclaimed omakase restaurant.

Star Metals Offices is one of several components within Allen Morris Co.’s transformational Star Metals District, a comprehensive $1.5 billion mixed-use development situated on both sides of Howell Mill Road at 11th Street in Atlanta’s West Midtown.

The full district encompasses 267,000 square feet of Class A office space, the newly opened 327-unit ultra-luxury Stella at Star Metals, the 409-unit Sentral at Star Metals, the upcoming Star Metals Hotel & Residences, Ladybird at Star Metals, and an aggregate of more than 100,000 square feet of retail and restaurant space. The development is widely credited with catalyzing a new era of investment and energy in the West Midtown submarket.

“From the beginning, our vision for Star Metals was to create something Atlanta had never seen – a fully integrated, design-forward district that would attract world-class tenants, operators, and now, world-class capital,” adds Morris. “Banco Inbursa’s confidence in this project, and their decision to make Georgia their next market, is validation of everything our team has worked to build here.”
