CBRE Completes 13,000-Square-Foot Lease with Kabat Chapman & Ozmer at Shorenstein-Owned 14th & Spring

CBRE today announced it has completed a 13,000-square-foot-lease with Kabat Chapman & Ozmer LLP at 14th & Spring, a newly repositioned Class A office building in Midtown Atlanta owned by Shorenstein Investment Advisors (“Shorenstein”), an owner and operator of high-quality office, residential and mixed-use properties across the U.S. The transaction underscores the continued leasing momentum following Shorenstein’s acquisition of the building and brings total leasing activity at the property to more than 115,000 square feet.

The growing Atlanta-based law firm will relocate from Atlantic Station to 14th & Spring, located at 1150 Spring Street NW, joining a roster of tenants drawn to the building’s recent transformation and highly walkable Midtown location.

CBRE’s Kyle Kenyon, Nicole Goldsmith and Jeff Keppen represented building ownership, Shorenstein, in the transaction. Ben Raney with Raney Real Estate represented Kabat Chapman & Ozmer on the lease.

Delivered in 2022 and acquired shortly thereafter by Shorenstein, the building has undergone a comprehensive renovation designed to elevate the tenant experience. Improvements include a reimagined lobby, expanded amenities such as a fitness center, a 100-person training room and a 14-seat boardroom with direct access to an outdoor terrace. A restaurant and lobby bar offering all-day service is expected to open later this year, along with landscape enhancements along 14th Street.

Kabat Chapman & Ozmer’s lease marks the fourth transaction completed at the property since Shorenstein’s acquisition. Anchor tenant HNTB took occupancy late last year, followed by multiple spec suite leases on the third floor. Together, the transactions represent more than 115,000 square feet of leasing across the building’s first four tenants.

Midtown Atlanta continues to demonstrate relative strength among Atlanta’s office submarkets, with positive net absorption of approximately 99,000 square feet in Q1 2026, underscoring ongoing tenant preference for well-located, high-quality assets. The submarket also saw one of the largest declines in availability quarter-over-quarter, as space was absorbed or removed from inventory, while Class A rents in Midtown remain among the most competitive in the region, supported by continued leasing activity in top-tier buildings.

In addition to recent full-floor leasing activity, 14th & Spring offers a curated collection of move‑in‑ready spec suites designed to meet modern tenant demand. The building currently features seven available spec suites across the third and eighth floors, ranging from approximately 2,350 to 7,400 square feet.
