Marcus & Millichap Brokers $7.2M Sale of Medical Office Property Leased to the Atlanta Autism Center

Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of 4170 Tanners Creek Drive, a 20,000-square-foot medical office property, occupied by Atlanta Autism Center, in Flowery Branch, Georgia. The property sold for $7.2 million.

“The property attracted significant investor interest due to the newly executed long-term lease with Atlanta Autism Center, a growing provider that serves an important need in the community,” said Thomas Heitzman, associate director investments. “Combined with the area’s strong demographics and continued growth within the Atlanta MSA, the asset represented a compelling investment opportunity.”

Heitzman, Frank Roti and Brett Rodgers, investment specialists in Marcus & Millichap’s Chicago Downtown office, in association with John Leonard, Marcus & Millichap’s Georgia broker of record, had the exclusive listing to market the property on behalf of the private seller.

Built in 1999, the property is situated on 2.53 acres within the 150-acre Tanners Creek Business Park in the Atlanta MSA, less than one mile from Interstate 985. The property is fully leased to Atlanta Autism Center and was offered with a 15-year triple-net lease.
