City Leaders Celebrate Opening of Avilla Holloway in Stockbridge

Staff Report From Georgia CEO

Tuesday, July 28th, 2026

Officials from the City of Stockbridge, community leaders, and development partners gathered on Friday for the opening of Avilla Holloway, a cottage-style build-to-rent neighborhood developed by NexMetro Communities. The milestone opening marks the developer's first entry into Georgia. It signals a new benchmark in residential living for the City of Stockbridge and the greater Henry County area.

Avilla Holloway offers a collection of 1, 2, and 3-bedroom single-story, mostly detached rental homes featuring open floor plans, fenced backyards, front porches, modern finishes, and resort-style amenities. The community is designed to deliver the feel of homeownership with the flexibility of renting, providing residents with an elevated lifestyle experience.

"They chose Stockbridge as their first Georgia location. And let me tell you, they hit a home run and exceeded our standards. This is the new standard in the City of Stockbridge," said Elton Aldrige, City of Stockbridge Mayor Pro Tem, at the opening event.
NexMetro Communities, the Phoenix-based developer behind the nationally recognized Avilla brand, is known for pioneering the luxury purpose-built build-to-rent neighborhood concept across the Sun Belt. Avilla Holloway represents the company's continued commitment to entering high-growth markets with communities that raise the bar for design quality, resident experience, and neighborhood integration.

The Stockbridge community is strategically located to offer convenient access to major employment corridors, top-rated schools, retail, dining, and recreational amenities throughout Henry County and metro Atlanta. With strong demand for quality rental housing in the region, Avilla Holloway is positioned to serve professionals, families, and active adults seeking a premium living environment without the long-term commitment of homeownership.

The community is expected to welcome its first residents in the coming weeks, and construction of the last rental homes is scheduled for late 2026.

Avilla Holloway marks the first of multiple luxury leased home neighborhoods NexMetro is bringing to the greater Atlanta market. Avilla Friendship Trails, a 129-home neighborhood in Hoschton, is scheduled to open later this fall, and two additional Avilla neighborhoods (one outside of Augusta in Burnettown, S.C., and one in Henry County) are set to start sitework before year-end.

“This opening is the result of years of deliberate strategy, disciplined execution, and a deep belief that consumers want something more than the traditional rental experience,” said Sean Rust, vice president of development for NexMetro’s Atlanta Division. “Avilla neighborhoods deliver the space, privacy, and amenities of a single-family home without the burdens of ownership — and that proposition resonates with consumers of all walks of life."
