NexMetro Communities, a national leader in developing cottage-style rental home neighborhoods, is opening its first Avilla Homes community in the greater Atlanta market. Avilla Holloway, a new, purpose-built, 136-home luxury rental community, opens this month on 14 acres at 700 Cynthia Court, McDonough, Georgia, officially located in the city of Stockbridge. The gated neighborhood features single-level, mostly detached homes designed to offer residents more space, privacy and flexibility than traditional apartment living. The community includes one-, two-, and three-bedroom floor plans with private entrances, front porches and private backyards, along with upscale finishes and onsite professional management.
Avilla Holloway marks the first of multiple luxury leased home neighborhoods NexMetro is bringing to the greater Atlanta market, representing an investment of more than $210 million. Avilla Friendship Trails, a 129-home neighborhood in Hoschton, is scheduled to open later this fall; and two additional Avilla neighborhoods (one outside of Augusta in Burnettown, S.C., and one in Henry County) are set to start sitework before year end.
Sean Rust, vice president of development for the company’s Atlanta Division, said although NexMetro entered the market with the opening of a traditional townhome community in late 2024, Avilla Holloway is the first Atlanta neighborhood to showcase the company’s hallmark Avilla brand and its highly sought-after cottage-style, BTR concept.
