Groundbreaking of Overlook at Garson, New 130-Unit, 100% Affordable Mixed-Use Community Along the Atlanta Beltline

What:
The Atlanta Beltline, Pennrose, Radiant Development Partners, and project partners will celebrate the groundbreaking of Overlook at Garson, a 130-unit, 100% affordable, mixed-use community along the Atlanta Beltline's Northeast Trail in Atlanta's Lindbergh neighborhood, near the Lindbergh MARTA Station. The development will deliver much-needed workforce and low-income housing alongside 10,000 square feet of affordable commercial space.
All 130 apartments, a mix of efficiency, one-, and two-bedroom homes, will be designated as Low-Income Housing Tax Credits (LIHTC) units, serving a mix of households at 50%, 60%, and 80% of the Area Median Income (AMI).
The development consists of a single building with five residential stories over a podium, with a raised amenity deck and two stepped-down levels for structured parking and commercial space. The commercial component prioritizes affordability by offering subdivided storefronts for local entrepreneurs and a larger food and beverage tenant with direct Beltline access. Construction is expected to be completed in 2028.
