Lee & Associates Atlanta's 2026 Industrial Forecast has accurately anticipated four of the five key trends expected to shape Metro Atlanta's industrial market this year, with the fifth forecast, an anticipated increase in lease renewals, still expected to materialize during the second half of 2026.

Released in December 2025, the firm's annual forecast projected that 2026 would be defined by balanced supply growth, moderating rental rates, increased investment activity, warehouse modernization and a significant wave of lease renewals. Mid-year market data confirmed that the market has largely unfolded as expected.

Among the trends validating the forecast:
