CONNOLLY, a premier real estate developer and investor based in Atlanta,
announces the initial tenant lineup for Woodstock Mill District, which includes a new Publix-anchored shopping center and an adjacent strip center under renovation, on Towne Lake Parkway in downtown Woodstock, Georgia. With construction approaching completion, tenants will begin taking occupancy this fall in the 118,000-square foot center to prepare for a Spring 2027 opening. CONNOLLY closed on the new site last September and began construction immediately.

We’ve been intentional in curating a carefully vetted selection of merchants to complement the already vibrant downtown Woodstock.”

Woodstock Mill District is located on Towne Lake Parkway between I-575 and Main Street and encompasses both the 11-acre new development site as well as an existing 28,000-square foot shopping center that CONNOLLY purchased in 2021. The new development is anchored by a freestanding 46,791-square foot Publix Super Market. Six additional one-and two-story buildings, ranging from 3,500 to 13,750 square feet and featuring end-cap space for patios, front the road, offering excellent visibility.

In addition to Publix, the current tenant line-up includes:

• Sydel’s Coffee: A new, independently owned coffee concept by local Woodstock residents serving the highest quality coffee, crepes and pastries.
• Three Dollar Café: A vibrant neighborhood sports bar serving legendary award-winning wings and cold drafts to local sports fans and families in a spacious gathering spot featuring wall-to-wall game coverage.
• Super Chix Chicken & Custard: Nearing 50 locations across 10 states, Super Chix is a premium fast-casual concept known for fresh, never-frozen chicken, hand-cut fries, fresh salads and frozen custard churned in-house daily.
• Club Pilates: The world’s largest Pilates brand that delivers a premium, low-impact, full-body Reformer-based experience designed to help every body build strength, mobility and stability.
• PetFolk: A nation-wide veterinary clinic that provides primary and urgent care services and offers virtual support, transparent pricing and a stress-free experience.
• E’s Barber Shop: A modern-style barber shop featuring timeless traditions with expert grooming for today’s gentleman. There are currently six locations in Metro Atlanta.
• Dentists at Woodstock Mill: A general dentistry that is part of PDS Health, a dental and integrated healthcare provider with over 1,100 practices nationwide, including 28 in Georgia.
• Allure Nail Bar: A full-service nail salon offering manicures, pedicures and more.

With these commitments, Woodstock Mill District is 79% leased. Nine spaces remain available, including a signature free-standing restaurant building prime for a local, chef-driven concept. CONNOLLY is actively seeking restaurants, medical services, specialty retail and unique service providers.

Formerly known as Towne Lake Plaza, the 28,000-square-foot strip center adjacent to the new development completes Woodstock Mill District, creating a cohesive retail frontage along Towne Lake Parkway. Renovation of this existing center is nearly complete and currently has three tenants: The Blue Ghost Arcade, an entertainment center featuring vintage arcade games, board games, and video games; Maxwell’s Cigar Bar, a live music venue offering cigars, beer and wine; and Dive Georgia, a long- standing local tenant which sells and rents scuba equipment and offers training and travel adventures.

Two new tenants in the building are:

• barre3: A guided, low-impact fitness studio with over 200 female-owned franchises nationwide
  focused on strength, cardio and mindfulness.
• Tin Drum Asian Kitchen & Boba Tea Bar: A Pan-Asian casual restaurant serving the greatest hits of Asia in Atlanta since 2003.

“We welcome local business owners to bring their concepts into our line-up,” continues Connolly. “Strong demographics and continued projected residential growth make Woodstock an attractive destination for expanding businesses.” The community surrounding Woodstock Mill District boasts an affluent profile: Within a 3-mile radius, the average household income is $117,865 and the median home value is $453,847. Towne Lake Parkway sees a daily traffic volume of 32,769 vehicles.
