JLL today announced seven leases totaling nearly 83,000 square feet at Parkside Terrace, the two-building, Class-A office campus in Alpharetta. The year-to-date activity includes three new leases, two renewals and two expansions across Parkside Terrace's East and West buildings. JLL Executive Vice President David Horne and Senior Vice President Will Tyler lead leasing and marketing for Parkside Terrace on behalf of the owner, Insignia, LLC.

Ashton Woods Residential, one of the nation's leading private homebuilders, has signed a 55,284-square-foot renewal and expansion at Parkside Terrace, the largest commitment at the campus to date. Ashton Woods is one of Atlanta’s most active homebuilders, with communities including Serenade in Alpharetta and Kempston Place in Johns Creek, along with additional neighborhoods throughout Alpharetta, Roswell and the surrounding submarket. The renewal and expansion reinforce Ashton Woods’ long-term presence in North Fulton. The Dryman Team President John Dryman represented Ashton Woods in the deal.

Other leases signed include a 12,352-square-foot expansion and renewal for Edgewood Partners Insurance Center, a national insurance brokerage and consulting firm; a 5,393-square-foot lease for Discount Tire, the national tire and automotive service retailer; a 3,118-square-foot lease for Zerorisk Cybersecurity, a provider of cyber risk and compliance solutions for the payments industry; a 2,530-square-foot lease for Perimeter International; a 2,477-square-foot renewal for Cyviz, a global AV and collaboration technology provider; and a 1,671-square-foot renewal for Cultura Technologies, a provider of software solutions for agribusinesses.

Parkside Terrace offers a workplace experience built around wellness and flexibility, including direct access to the Alpharetta Greenway Trail, landscaped outdoor terraces and picnic areas with a cascading water feature, a fitness center and shower and locker facilities. Parkside Terrace is near GA-400, North Point Parkway and the Old Alabama Connector, and is minutes from Avalon and North Point Mall, connecting tenants to North Fulton's corporate and technology corridor.

“Parkside Terrace demonstrates the strength of our value-add acquisition strategy: acquiring well-located assets with strong fundamentals and investing in improvements that matter to tenants,” said Eti Lazarian, CEO of Insignia. “As a family office, we take a long-term view with every asset we own. At Parkside Terrace, that means continuing to invest in amenities and grounds that enhance the daily experience for tenants. The decision by new tenants to locate here, and by existing tenants to stay and grow, is the clearest measure of that investment.”

According to JLL Atlanta’s Q3 Office Outlook, the market reported 574,830 square feet of year-to-date net absorption through the third quarter of 2026, while vacancy declined to 26.1%. Tenants continue to gravitate toward premium, well-located space with strong amenities, a trend consistent with the leasing activity at Parkside Terrace.
