Jim Chapman Construction Group (JCCG), a leading Southeast general contractor specializing in build-to-rent (BTR) communities, has launched its new Private Label Collection, a library of more than 60 pre-designed and pre-priced plan sets created to help developers move BTR projects from concept to construction quicker.

For developers, getting a new community off the ground can mean months of working through floor plans, elevations, specifications and pricing before a project is ready to move forward. The Private Label Collection offers a different starting point: select a proven plan, personalize it and move into preconstruction sooner.

“The BTR industry has matured, and developers have more choices than ever when it comes to how they bring a community to market,” said Jim Chapman, CEO of JCCG. “We wanted to present them with another choice on the construction side: a way to use a proven product without having to start the design process from the ground up every time.”

The collection includes ranch, single-family and townhome plans, with options suited to different sites and density requirements. Ranch plans offer single-story living, while single-family plans include three-, four- and five-bedroom options. Townhome plans are designed for density and efficiency.

Developers can personalize selected plans with their own community name, elevations and finish selections. JCCG also handles site planning, permitting, procurement, horizontal and vertical construction and amenities, creating one point of accountability throughout the process.

Each plan set is value-engineered and includes pre-established pricing and standard specifications, helping developers understand project costs earlier and build pro forma-ready budgets. Multiple elevations and finish levels add flexibility to the collection.

Amenity options include clubhouses, pools, fitness centers and leasing offices, allowing developers to coordinate the homes and shared spaces through the same delivery model.

The collection builds on JCCG's experience as a BTR-focused general contractor. The company has more than 30 years of experience, has delivered more than 4,000 units across seven states and was ranked No. 79 on the 2026 Builder 100 list.

One example of JCCG's approach is The Cottages at Battlefield Crossing, a 243-home BTR community in Ringgold, Georgia. JCCG delivered the community in December 2025, 133 days ahead of schedule and $4.5 million under budget. The community was 94% leased as of July 2026.

“The goal is not to make every community look the same,” said Chris Mancuso, president of JCCG. “It's to give developers a strong foundation they can build on and the flexibility to make the finished community their own. That's where we think this model can really add value.”

The Private Label Collection is designed for developers and investors pursuing BTR communities of varying sizes and configurations, with opportunities for communities beginning in 2027.
