Staff Report From Metro Atlanta CEO

Wednesday, May 11th, 2016

Monday night, May 9, the Reynoldstown Civic Improvement League endorsed Fuqua Development’s plans for a $300 million mixed used development on the Atlanta Beltline in the 18-acre property commonly known as the Leggett & Platt industrial site.

The neighborhood-selected name for the development is Madison Yards.

The May 9 Reynoldstown community meeting where the project was endorsed was the last of numerous meetings with neighborhood representatives who participated directly in working out many details of the development plan.

The Zoning Committee of the RCIL brought a favorable recommendation to the neighborhood-wide meeting on Monday. After a detailed presentation by Fuqua Development representatives, the RCIL members present voted to endorse the plan with 28 YES votes, 6 NO votes and 3 abstentions.

The proposed mixed-use development will include a 45,800 SF grocery store plus an approximately 149,330 SF mix of restaurants, office and retail spaces (including a seven-screen movie theatre). The residential elements of the project will include 600 apartment units and 100 condominium units.

The Fuqua Development proposal will be reviewed and considered at the meeting of Neighborhood Planning Unit N later this month on its way to review and consideration by the City of Atlanta’s Planning Department, the Zoning Review Board and eventually the Atlanta City Council.

The proposed project requires a City Council-approved change from the property’s current industrial zoning designation to a zoning classification that permits a mixed-use project as proposed by Fuqua Development.
