The Integral Group Announces Development Partners including Paces Properties are Joining Assembly

The Integral Group announced some of its development partners at Assembly, the 165-acre mixed-use redevelopment of the former General Motors plant in Doraville. Paces Properties has joined the development team as the retail partner, StreetLights Residential will serve as the multifamily partner and Ashton Woods Homes as the single-family home builder.
 
Additionally, Alamo Drafthouse Cinema, a full-service cinematic experience, will open its first Georgia location at Assembly in 2021.
 
Paces Properties, the developer of several iconic Atlanta destinations such as Krog Street Market, the award-winning Larkin on Memorial and the currently developing Atlanta Dairies, will curate 125,000 square feet of retail, dining and entertainment space at Assembly, including a 16,000-square-foot food hall.

“Exciting and transformational developments of this scale are long-term undertakings, and the administration and the City Council are committed to providing consistent leadership and support to the developers who have made this big investment in our City on a site that had been sitting fallow for years,” said Mayor Pittman.
 
Paces has a vision of creating something very unique that reflects the local community and the eclectic spirit of Buford Highway.
 
StreetLights Residential, a Dallas-based developer with a focus on apartment homes in mixed-use developments, will oversee the development of a new multifamily community, which will include 300 multi-family units. Ashton Woods, an award-winning luxury home builder, will build 150 townhomes. Between the two residential components in this first phase of residential activity, Assembly will accommodate approximately 1,000 residents, bringing a great round-the-clock energy to the development.
 
The partnerships with Paces, StreetLights and Ashton Woods combined will add $175 million of development to the site.
 
Earlier this summer, Assembly launched its NAVYA autonomous shuttle, the first-of-its-kind in the region. Serta Simmons Bedding also celebrated the grand opening of its new 250,000-square-foot headquarters at Assembly alongside Governor Brian Kemp and Doraville Mayor Donna Pittman.
 
Assembly is already home to more than 1,500 jobs and 550,00 square feet of development, including Serta Simmons Bedding, Third Rail Studios and Asbury Automotive. Upon completion, the multi-billion, multi-phased development will encompass more than 10 million square feet of multifamily housing, corporate office space, creative office space, chef-driven dining, best-in-class retail, and entertainment. The first set of retail openings is slated for Q1 2021 and will continue rolling open through 2022.
