Lincoln Property Company Southeast (Lincoln) and TerraCap Management announce the dramatic transformation of two office buildings located in Gwinnett County. Rebranded as Spectrum 2905 and 2915 Premiere Parkway, the park consists of two buildings formerly identified as Sugarloaf VI and VII. Matt Davis and Hunter Henritze of Lincoln handle leasing on behalf of the owner/operator, TerraCap.
Spectrum 2905 and 2915 Premiere Parkway are located within the Business Park at Sugarloaf, a master-planned office park featuring nearly 500,000 square feet of Class-A office space in Gwinnett County. Recent renovations at Spectrum feature a natural, grounded palette meant to evoke a warm but clean and fresh space.
On the heels of these renovations, four new spec suites are set to deliver this month, ranging in size from 1,509 to 6,369 square feet. Nelson Design Group executed the modernized look and feel of the spec suites, featuring a mix of open-ceiling concepts, floor-to-ceiling glass walls, solid surface countertops and top-of-the-line finishes throughout.
“The vision for the refreshed park is to create a place that promotes constant interaction and a sense of community among the wide range of corporate professionals working at 2905 and 2915,” said Matt Stewart, director of asset management at TerraCap. “Spectrum is home to a very diverse tenant base, , but the design of the buildings creates an ever-present opportunity to come together and collaborate within a shared, communal campus – an expectation for today’s workforce, who craves flexibility and socialization.”
In addition to spec suites, vacant spaces at Spectrum range from 3,000 square feet to 40,000 square feet. Conveniently located off I-85 at Sugarloaf Parkway, Spectrum offers immediate access to banks, fine and casual dining, the Infinite Energy Center and everything Gwinnett County has to offer.
“Sugarloaf is booming as businesses and people continue to move to Gwinnett County,” said Lincoln’s Davis. “With nearly a thousand apartments proposed in the Sugarloaf area, the area is evolving and densifying rapidly. Sugarloaf’s proximity to I-85, growing population and rotating list of conferences and major events makes it an entertainment center and an employment hub, and Spectrum is well-positioned for success in the years to come. The spec suites delivering to Spectrum this month have already generated intense interest prior to completion, and we are anticipating a rapid lease-up.”
